Formula and calculation model

This calculator uses the standard amortization formula to determine the monthly principal and interest payment. M = P [ i(1 + i)^n ] / [ (1 + i)^n – 1 ] Where: • M = Total monthly payment • P = Principal loan amount (Home Price - Down Payment) • i = Monthly interest rate (Annual Rate / 12) • n = Number of payments (Years * 12) It then adds monthly prorated amounts for Property Tax, Homeowners Insurance, HOA fees, and Private Mortgage Insurance (PMI) if applicable.

Input definitions

Home Price

The final negotiated selling price of the home.

Down Payment

The cash you pay upfront. A higher down payment reduces your loan amount and may eliminate the need for PMI.

Loan Term

Choose the total repayment period.

Interest Rate

The annual interest rate for the loan. This is determined by your credit score and current market conditions.

Start Date

Use the expected first payment date.

Include taxes & costs

Add taxes, insurance, HOA, PMI, and other costs to the monthly total.

Property Tax / Year

Enter the estimated annual property tax bill.

Home Insurance / Year

Enter the estimated annual homeowners insurance premium.

PMI (%)

Annual PMI rate (usually 0.5-1%).

HOA Fee / Month

Enter the monthly homeowners association fee.

What the results mean

Estimated monthly payment

The primary cash-flow number to compare against your monthly budget.

Payment breakdown

Shows which parts of the payment build equity and which parts are recurring ownership costs.

Common mistakes

Looking only at principal and interest

A mortgage payment often includes taxes, insurance, HOA dues, and PMI.

Use the cost fields to model the full monthly cash requirement.

Treating PMI as permanent

The calculator estimates PMI from the starting loan balance.

Use it for planning, then check lender rules for when PMI can be removed.

Scenario and industry examples

Scenario

20 percent down conventional

A common benchmark that avoids PMI in this simplified model.

Scenario

Low down payment

Shows how a smaller down payment increases the loan amount and can trigger PMI.

Residential mortgage

First-time buyer

Compare 5 percent down against 20 percent down before deciding how much cash to reserve after closing.

Residential mortgage

Move-up buyer

Model a higher price plus HOA to see whether the new payment still fits monthly cash flow.

Glossary

PITI
Principal, Interest, Taxes, and Insurance. The sum of these four components makes up your total monthly mortgage payment.
Amortization
The process of spreading out a loan into a series of fixed payments. The loan is paid off at the end of the payment schedule.
Escrow
An account held by the lender to pay property taxes and insurance on your behalf.

Should I use this result as a loan approval?

No. Use it as a planning estimate, then verify eligibility, rates, reserves, and program rules with a lender.

Why do small input changes move the result so much?

Housing and loan calculators compound assumptions across interest, term, principal, and recurring costs, so rate or debt changes can have a large monthly effect.
